Single Family Homes For Sale:  There are 51 single family homes on the market in Stow; last year there were 51 at this time. Four of the 50 already have accepted offers and are being shown for backup. There are also 8 properties with sales pending. List prices in Stow range from $125,000 to $1,699,000. The median price is $474,900 and the average is $552,357. Last year the median at this time was $489,900 and the average was $509,763.

Q1 Closed Sales: The good news for sellers is that there were 15 closed sales during the first quarter of 2012, the most during a first quarter since the peak in 2007. The not so good news is that prices were lower than last year and substantially lower than the highest prices in 2009. The median sale price in Stow during Q1 2012 was $360,000 and the average was $356,876.

Looks like a lot of smart buyers got good deals and as the spring market continues, no doubt that more people who would like to live in Stow will take advantage of the good values. People who need to sell, price is key so be realistic. If you’re moving up within the town, or moving to a less expensive area, it all levels out.

Condominiums and Townhouses: The condominium and townhouse market is busy. Smart buyers are taking advantage of lower prices and attractive mortgage interest rates. Of the 12 units that are currently “active”, 6 have already accepted offers. There are also another 6 units with sales pending. Median and average list prices are lower than last year – the median is $360,000, the average is $356,876; last year the median was $379,450, the average was $357,858.

Q1 Closed Sales:  There have been 8 units sold; up from 2 last year. As with single-family homes in Stow, sale prices were lower than in the previous year. The good news for seller is that as inventory shrinks, prices should rise.
