Four developments deserve attention from local buyers, sellers and homeowners this week:
Transportation planning is moving forward. Port St. Lucie is reviewing its 2050 Mobility Plan and Mobility Fee Schedule. The City is holding stakeholder sessions on September 2 and 3. No fee increase has been adopted or quantified yet. However, future mobility fees could affect development costs and help determine which transportation improvements receive priority as Port St. Lucie continues growing.
Del Webb Tradition is approaching buildout: Del Webb currently reports fewer than 10 new-home opportunities remaining. That may create urgency for buyers who specifically want a new Del Webb home, but it does not mean buyers should skip a complete cost comparison. Builder pricing should always be evaluated alongside lot premiums, financing terms, closing costs, HOA obligations, taxes, insurance and available resales. As builder inventory disappears, Del Webb sellers may eventually face less direct competition from the builder.
Mortgage rates remain stubborn: Freddie Mac’s national average for a 30-year fixed mortgage was 6.66% on August 27—virtually unchanged from the previous week. That small movement does little to improve affordability. Builder financing incentives, seller credits and mortgage-rate buydowns may matter more, but buyers need to compare the APR, fees and long-term cost—not just the promoted rate.
The TRIM deadline is approaching: Property owners have until September 8 to challenge a 2026 property value, classification or exemption. Buyers should also remember that a seller’s current tax bill is not a reliable estimate of their future bill. Properties are reassessed following a sale, and the former owner’s exemptions and Save Our Homes protection do not transfer.
The bottom line: Tradition is not one uniform market. Every community has different resale competition, builder activity, HOA or CDD costs, amenities and buyer expectations. Those local details—not broad online estimates—lead to better decisions.
